Loxley's Lodge - Terms & Conditions of booking

Booking and Payment

  • A contract is formed between the owner and the person booking upon confirmation and deposit or full payment.
  • The lead booker is responsible for ensuring all members of the party accept the terms and conditions.
  • Deposits and payment deadlines will vary depending on how far in advance the booking is made.
  • A £100 refundable damage deposit is required via bank transfer before arrival.

Cancellations

  • All cancellations must be made in writing (email accepted).
  • Cancellation penalties apply depending on how far in advance you cancel.
  • We recommend travel insurance to cover cancellations.
  • If we cancel due to circumstances beyond our control, we will provide a full refund.

Occupancy

  • The maximum number of guests is specified on the invoice and cannot exceed 6 without prior agreement.
  • No extra overnight visitors are allowed.
  • Bookings cannot be made by people under 18.
  • The owner reserves the right to refuse a booking without reason.

Access

  • We or our representatives may enter the property for maintenance, repairs, or inspections.

Check In/Out

  • Check-in is between 4pm & 10pm unless by prior agreement.
  • Check-out is by 10 am unless agreed upon beforehand.
  • Late check-out may incur an additional day’s rental fee.
  • Please notify the owner of your arrival time and departure time.
  • Beds do not need to be stripped before check-out.

Recycling

  • Please recycle waste according to the designated bins. Additional charges apply for incorrect sorting.

Property Use

  • The property is for holiday use only.
  • Smoking inside the property is strictly prohibited. Additional cleaning costs apply if violated.

Pets

  • There will be no additional fees for up to 3 pets. Please indicate on your booking form if you have more than 3 pets as this can usually be accommodated with prior agreement. A £10 charge per additional pet per stay will apply.
  • Guests are responsible for cleaning up after their pets.
  • Specific cleaning instructions for muddy dogs are provided.
  • Dogs cannot be left alone unless crated.
  • Guests are responsible for any pet damage.

Damages and Breakages

  • Please report any missing or damaged items immediately.
  • The property will be inspected at the end of your stay, and you may be charged for damages.
  • Do not move furniture or take indoor furnishings outside.
  • Lock doors and windows when you leave the property unoccupied.
  • Additional cleaning costs may apply if the property is left in an unacceptable condition.
  • Lost keys will incur a replacement charge.
  • The property cannot be sublet.

Liability

  • The owners are not liable for loss or damage to your belongings.

Hot Tub (if applicable)

  • Children under 18 must be supervised by adults in the hot tub.
  • Be respectful of neighbours regarding noise levels, especially at night.
  • Use plastic cups provided, not glass, in the hot tub area.
  • Shower before entering the hot tub and remove sunscreen and makeup.
  • Replace the hot tub cover after use.
  • Report low water levels to the owner immediately.
  • Limit children’s time in the hot tub due to sensitive skin.
  • The owner or representative will access the property daily to maintain hot tub chemicals.

Noise

  • Please keep noise levels down, especially between 11 pm and 8 am.

Other

  • Fireworks, Chinese lanterns, firepits, candles, and portable BBQs are prohibited.
  • Third-party supplier services require prior approval.
  • Wi-Fi usage must be reasonable and lawful.
  • Domestic electric vehicle chargers are not allowed.
  • Report any problems or complaints immediately to the owner or representative.
  • Non-compliance with house rules may result in termination of your stay without a refund.

Respectful Use

  • This is a privately owned property. Please treat it with respect as you would your own home.

Bookings & Cancellations

Bookings

  • To check availability & make your booking, please use the availability calendar below. Once you have completed the booking form you will receive an email from us confirming your booking and detailing your deposit amount and payment instructions.
  • Once your booking is confirmed, it will be reserved for 48 hours pending receipt of your deposit
  • Your balance is due in full 8 weeks before arrival.
  • Bookings made within 8 weeks of holiday commencement must be paid in full within 48 hours of booking.
  • A £100 refundable security deposit is due at the time of paying the final balance.

Cancellations

  • Within 48 hours of booking
    100% refund provided the check-in date is at least 14 days away.
    50% refund if the check-in date is between 7 & 14 days away.
  • More than 48 hours from time of booking
    50% refund if check in date is at least 14 days away
    0% refund if check in date is less than 14 days away
